A Property Improvement Plan is one of the most consequential financial events in a hotel owner's lifecycle. The scope is written by the brand. The deadline is non-negotiable. And the cost — if you approach it the wrong way — can run 25% or more above what the actual renovation requires.

We approach it differently.

TJR Advisors serves as your owner's representative from the moment you receive your PIP through final brand sign-off. We begin before the first dollar is spent — reviewing your PIP, developing a negotiation strategy, and engaging our design and procurement partners to build a defensible budget based on real vendor pricing, not estimates. Then we fight the brand on your behalf to reduce scope wherever the standards allow it.

Once construction begins, Hiten Patel and our field team are on site multiple days every week — coordinating directly with subcontractors, managing FF&E delivery and installation, tracking budget against actual vendor invoices, and keeping the project moving. You contract directly with every vendor. We coordinate everything. There is no general contractor markup, no hidden layer of overhead — just transparent execution on your behalf.

At every billing cycle, you receive a complete schedule of vendor invoices. You pay the vendors directly. Our fee is 7% of those actual invoices — clean, simple, and fully transparent. A portion of your retainer is credited against each billing cycle so you always know exactly where you stand.

We close out every engagement with a formal brand inspection walk-through, punch list management, and a written closeout summary documenting original scope versus final scope, budget versus actual cost, and key vendor contacts and warranties.

What you get: A dedicated team with deep brand relationships managing your renovation from PIP receipt through brand sign-off — with no GC markup, no surprise true-up, and a fee structure that aligns our interests directly with yours.

Fee: 7% of Total Project Cost, billed monthly against actual vendor invoices. Retainer at engagement: $750 per guestroom.

Punch List Identification & Resolution

If your renovation is complete — or nearly complete — and you're preparing for brand inspection, we can help you get there clean.

Our punch service begins with a principal-led walk-through of your property, typically one to two weeks before the brand inspector arrives. We document every deficiency against brand standards, assign each item to the responsible subcontractor or vendor with a completion deadline, and produce a written punch list that gives your team a clear path to sign-off.

If you need us to stay through resolution — managing the completion of every punch item, attending the brand inspection, and coordinating any follow-up work required — we do that too.

This is not a checklist exercise. It is a room-by-room, space-by-space inspection conducted by principals who know exactly what brand inspectors look for across Hilton, Marriott, Hyatt, and IHG flags. We have sat across the table from these inspectors. We know where properties fail, and we know how to fix it before they arrive.

What you get: A detailed, actionable punch list from a team with direct brand experience — and the option to have us manage resolution through final sign-off.

Fee: Identification — $175 per guestroom, $10,000 minimum. Resolution — $100 per guestroom, $10,000 minimum.
